180,187 SF of office space in the Tempe area was absorbed in the second quarter of 2010. With new completions hitting the market and a slight increase in occupied space, the overall vacancy rate is at a record high finishing at 27.6% according to real estate experts. Airport Area and Downtown South gained over 212,000 square feet office space in the second quarter of 2010. With lease rates decreasing at this point, leasing activity in 2010 will be in space that is an upgrade to the tenant’s prior location. Office space market leasing is likely to improve slowly throughout 2010 and into 2011 as businesses start to add jobs and financially secure tenants take advantage of cheap rates.
The Tempe area retail space market has added 2.5 million square feet in the past year. According to commercial real estate experts, “supply-constrained areas of the Valley, including Central Phoenix and Tempe, continue to outperform the metro. The Central/Northeast Phoenix/ South Scottsdale and Tempe/South Phoenix submarkets currently have the lowest retail vacancy rates at 9.9% and 10.6%, respectively.” Developers are looking to deliver another 1.1 million square feet of retail space this year.
The Tempe area industrial space market showed signs of recovery with its third straight quarter of positive absorption. The over 970,000 SF of absorption in the second quarter of 2010 was the highest since the third quarter of 2007.
Industrial space in the Tempe area has and will continue to maintain its momentum. The main driver for industrial space will of course be job growth, which has seen over 50,000 jobs added since August of 2009. Minimize
