In Fairfield County, one of Connecticut’s largest and most urban counties, the commercial real estate market stayed stable, only increasing vacancy slightly and keeping absorption positive. Little leasing activity was due to low demand for all types of office spaces, with almost 20% of total deals completed from subleasing. The vacancy rate in Fairfield County came to 15.9%, which is only 10 basis points over the first quarter of 2008. Overall, the commercial real estate market in Connecticut is suffering from the plunge of the national economy and has made leasing/selling activity scarce. This trend will eventually subside once the national economy starts to become more stable.
