Central Florida is known as the lightning capital of the country, where it experiences more lightning than any other place in United States. Florida also has the highest average of precipitation in the country, mostly due to almost year round thunderstorms. Florida’s environment is one of the many benefits Florida commercial real estate provides.
Florida is the fourth largest economy in the United States. Tourism makes up the biggest aspect of the state economy. The warm weather and hundreds of miles of beaches attract more than 60 million visitors annually and attracts many businesses to relocate with Florida commercial real estate. Amusement parks, mainly in Orlando, also make up a significant portion of tourism. The Walt Disney World Resort is the largest vacation resort in the world, consisting of four theme parks and more than 20 hotels in Lake Buena Vista, Florida. The second largest industry in the state is agriculture. Citrus fruit, mainly oranges, are a major part of the economy. The Everglades Agricultural Area is the major center for agriculture.
In addition, the state has seen a recent boom in medical and bio-tech industries throughout its major metropolitan areas. Orlando commercial real estate was recently chosen for the official site for the new headquarters of the Burnham Institute, a major bio-tech and medical research company.
The outlook for the U.S. economy in 2008 is uncertain; however the Florida commercial real estate market seems to be resilient due to its reputation of being an international center. International investment and tourism continue to grow in the state, the two main driving forces in Florida’s economy. In Miami there has been a 10% rise in vacancy rates and positive absorption with more than 330,000 SF of office space. Overall the Florida commercial real estate market is remaining strong through hard times all over the country.
