Honolulu Office Space In-depth Honolulu is the most populous city on the Islands of Hawaii and the 47th largest city in the United States. The entire island of Oahu is under the administrative jurisdiction of the consolidated city and county of Honolulu. Honolulu was first settled in the twelfth century, but very little is known about the islands history until the nineteenth century when Captain William Brown of England first sailed to Honolulu. Hawaii was annexed by the United States and their monarchy was overthrown, after which the economy started to boom from tourism.
Rapid economic growth was brought to the islands through tourism and air travel, the tourism is mainly due to the climate of Honolulu. Honolulu office space has many amenities that attract companies to the area. The city has a tropical climate, but is cooled down by the oceanic breezes due to the Pacific Ocean. Because of its climate, Hawaii enjoys good weather all year round with temperature in the mid 80s in the summer and temperatures in the mid 60s during the winter months. Besides the beach and good weather, there are multiple other attractions such as the Honolulu Symphony, the Hawaii Opera Theatre, the Shangri La estate, and the Bishop Museum.
In the last quarter of 2007, Honolulu office space experienced its first negative net absorption in years, coming to a total of negative 9,758 square feet of empty office space in Honolulu. Vacancy rates during the last quarter have also gone up slightly from 7% to 7.2% vacancy in office space in Honolulu. Much of this loss is due to bad lending and the credit crisis that is affecting the entire United States economy. Much of the negative net absorption occurred in the Class A office space in the downtown Honolulu area. However, even with these absorption and vacancy problems asking prices have still continued to rise. The full service gross asking rate rose by a staggering 6.56% to ask $2.76 per square foot per month.
