Indianapolis Commercial Real Estate In-depth
Indianapolis is Indiana's most populous city and is the 13th largest city in the U.S., the third largest city in the Midwest, and the second most populous Capital in the U.S., behind Phoenix, Arizona.
Indianapolis is a primary industrial, commercial, and transportation center for the Midwest. Situated in proximity to the vast agricultural region known as the corn belt and to the industrialized cities of the upper Midwest and the East, Indianapolis is supported by a diversified economic base. The principal industry in Indianapolis was manufacturing, which has been displaced by retailing and services, increasing the need of more commercial real estate in Indianapolis. Having made a conscious decision to achieve prosperity through sports, Indianapolis quadrupled its tourism trade and doubled its hotel space during the period 1984–1991, largely by hosting amateur sporting events. Since that period, Indianapolis' role in the sports arena has magnified. Each major sporting event pumps tens of millions of dollars into the economy and leads to expanded business opportunities, more jobs, more commercial real estate and increasing tax payments to the city. Tourism and conventions, including the hotel industry, are major economic factors.
Like many other Rust Belt cities, Indianapolis has diversified its economic base in order to avoid relying solely on manufacturing. A large part of this diversification includes the hosting of events, especially sporting events. Indianapolis commercial real estate has provided homes for the 1987 Pan American Games, both Men's and Women's NCAA Basketball Tournaments, the Big Ten Conference Men's Basketball Tournament, the Allstate 400 at the Brickyard, the United States Grand Prix (2000-2007), the 2002 World Basketball Championship, and is perhaps most famous for the annual Indianapolis 500, known as the "Greatest Spectacle in Racing."
Indianapolis commercial real estate is home to the international headquarters of the pharmaceutical corporation Eli Lilly and Company, wireless distribution & logistics provider Brightpoint, health insurance provider Wellpoint, insurance company American United Life, airline Republic Airways, consisting of Republic Airlines, Chautauqua Airlines and Shuttle America real estate companies Simon Property Group & Hunt Construction Group, Finish Line, Inc., Duke Realty Corp. and Teleservices Direct. The U.S. headquarters of Roche Diagnostics, Thomson SA, Conseco, Interactive Intelligence, First Internet Bank of Indiana, Peerless Pump Company, CP Morgan and Dow AgroSciences also call Indianapolis home, thanks to commercial real estate in Indianapolis. Other major Indianapolis area employers include Clarian Health, Sallie Mae, Cook Group, Rolls Royce, and General Motors.
Indianapolis commercial real estate has many advantages, including incentive programs for both new and existing companies. Principal goals of Unigov are stimulation of business growth through a broader distribution of the tax base, streamlined business access to government services, and expansion of city boundaries. The Greater Indianapolis Progress Committee, an independent adjunct of the mayor's office, and the Corporate Community Council facilitate public and private business cooperation. Indianapolis commercial real estate also provides local, state and job training programs. Relocate, expand or open your company with commercial real estate in Indianapolis.
