Also, Massachusetts commercial real estate is home to the headquarters for many large computer companies such as Digital Equipment Corporation, Data General and Wang Laboratories. Due to its diverse and established economy, Massachusetts has a large market for commercial real estate. However, in the second quarter of 2008, the commercial real estate market in Massachusetts subsided from its four quarter astronomical growth. Absorption in Boston went from an average of 715,000 square feet of positive absorption to only 124,000 square feet. Even with this low absorption, the rental rates have still increased to $41.55 per square foot for Class A office space, which is $0.50 higher than last year. In addition, the market activity has slowed down to a total net of $489 million in transaction, which is down from over $2 billion per quarter throughout 2007. Overall, the Massachusetts commercial real estate market is in a downturn because of the national state of the economy.
