BuildingSearch.com has a wide variety of Massachusetts’s commercial real estate listings ranging from office space and retail to industrial properties. Massachusetts has a population of 6.4 million people, most of who live in or around the Boston metropolitan area. The state is ranked third in the population density and fourth in overall GDP per capita. Massachusetts has a rich heritage being that it was a center for commerce back in the colonial days. During these days Massachusetts commercial real estate was home to a manufacturing and industrial hub of commerce. But commercial real estate in today’s economy supports a wide array of trades including higher education, health care, and high technology. Many of the top universities in the world are established in the Boston metropolitan area including Harvard, MIT, and Boston University. Also, Massachusetts commercial real estate is home to the headquarters for many large computer companies such as Digital Equipment Corporation, Data General and Wang Laboratories. Due to its diverse and established economy, Massachusetts has a large market for commercial real estate. However, in the second quarter of 2008, the commercial real estate market in Massachusetts subsided from its four quarter astronomical growth. Absorption in Boston went from an average of 715,000 square feet of positive absorption to only 124,000 square feet. Even with this low absorption, the rental rates have still increased to $41.55 per square foot for Class A office space, which is $0.50 higher than last year. In addition, the market activity has slowed down to a total net of $489 million in transaction, which is down from over $2 billion per quarter throughout 2007. Overall, the Massachusetts commercial real estate market is in a downturn because of the national state of the economy.
