Charlotte is the largest city in the state of North Carolina and the 20th-largest city in the United States. It is the largest city between Philadelphia and Jacksonville.
Distribution and banking are the two major forces responsible for the emergence of commercial real estate in Charlotte as a major urban center where economic growth and business development are flourishing. Located in one of the nation's largest urban regions, Charlotte has more than six million people living within a 100-mile radius. In fact, more than half the population of the United States can be reached from Charlotte within one hour's flight time or one day by vehicle. Its proximity to a wide variety of markets has led to Charlotte's maturation as a financial, distribution, and transportation center for the entire urban region. The city has developed into a major wholesale center with the highest per capita sales in the United States, ranking sixth nationally in total wholesale sales, with this kind of growth more commercial real estate in Charlotte will be needed.
Charlotte has become a major U.S. financial center, and, based on assets, both the nation's first largest and third largest financial institutions call the city home (Bank of America and Wachovia, respectively). Bank of America' headquarters, along with other regional banking and financial services companies, are located primarily in the uptown financial district. Thanks in large part to the expansion of the city's banking industry, the Charlotte skyline has mushroomed in the past two decades and boasts the Bank of America Corporate Center, the tallest skyscraper between Philadelphia and Atlanta. The 60-story postmodern gothic tower, designed by renowned architect Cesar Pelli, stands 871 feet tall and was completed in 1992.
Charlotte commercial real estate provides homes to many Fortune 500 companies including Bank of America, Duke Energy, Family Dollar, Goodrich Corporation, Nucor, Sonic Automotive, SPX Corporation and Wachovia. Other major companies that call Charlotte commercial real estate home include Time Warner Cable (a business unit of Fortune 500 company Time Warner), Lowe's, Continental Tire North America (formerly Continental/General Tire), Muzak, Belk, Harris Teeter, Meineke Car Care Centers, Lance, Inc, Bojangles', Carlisle Companies, LendingTree, Compass Group USA, and Food Lion, and the Carolina Beverage Corporation (makers of Cheerwine, Sun Drop, and others) in suburban Salisbury.
Several factors attract foreign businesses to Charlotte commercial real estate from such countries as Germany, Great Britain, Japan, France, Switzerland, Italy, and Canada. Charlotte commercial real estate provides an inland port facility, a foreign trade zone, and the area's customs and immigration offices. The center city/uptown area of Charlotte has seen remarkable growth over the last decade. Numerous residential units continue to be built uptown, including over 20 skyscrapers either under construction, recently completed, or in the planning stage.
