Charlotte is the nineteenth largest city in the United States with a population of roughly 630,000, which is a staggering 46% increase from the population in 1990. Charlotte is also referred to the Hornet’s Nest, after its residents drove General Cornwallis out of the city during the revolutionary war. In 2008, Relocate-America.com rated Charlotte as the “Best Place to Live in America” because of the city’s affordable housing, crime rates, and job opportunities. Because of the affordable housing and job opportunities, Charlotte office space is a great choice for any business.

Charlotte has a humid subtropical climate, which makes it have pretty mild winters and scorching, humid summers. During the summer, the weather averages about 88 degrees, while in the winter; the city can drop to near freezing temperatures. Because of the moderate temperatures, Charlotte office space is home to some of the world’s largest corporate bank headquarters, both Bank of America and Wachovia. Aside from housing two of the three largest banks in the United States, Charlotte office space also is home to twenty other fortune 500 company headquarters. Charlotte office space provides homes for about 75% of the employees of NASCAR, and will be the future home for the NASCAR hall of fame.

For the fourth quarter of 2007, Charlotte office space is thriving. Office Space vacancy has dropped nearly 1.5% during 2007, all the way down to 9.5% office space vacancy. However, this trend is supposed to subside once the first quarter of 2008 comes around because of the credit crisis and the faltering economy. Net absorption was still in a positive trend during the last quarter of 2007, with 401,333 square feet of office space in Charlotte being absorbed. Again, this trend is predicted to end once the new year arrives. Both the rental rates and sales prices soared during the last quarter of 2007, making the average rental rate for office space in Charlotte $18.55 per square foot. This is up from $18.50 per square foot for Charlotte office space during the last quarter. Even with the new year coming and what looks like a recession, Charlotte office space still possess many of the qualities needed for a company to be successful.
