New Hampshire’s total GDP in 2003 was $49 billion, which amounts to $37,835 per capita GDP making New Hampshire the 6th largest in the Nation. The economy mainly relies on agricultural products such as dairy, nursery stock, cattle, apples, and eggs, but also relies on industrial manufacturing of machinery, electrical equipment, rubber and plastic products. This makes for a large industrial commercial real estate market. Total net absorption for the end of 2007 totaled 26,277 square feet for office space and 140,127 square feet for industrial space. These are both slight drops from before, but the vacancy rate for industrial space has shot up dramatically from 10.2% to 10.7% from the third to the fourth quarter of 2007. This downturn in the industrial market has opened up new prospective construction of retail in its place. Most of this downturn in the commercial real estate economy is due to the pending recession of the national economy. In the future, if these industrial spaces are removed and turned into retail space it could mean a major turn in the New Hampshire commercial real estate market.
