Portland retail space provides businesses with a healthy retail environment - both downtown and throughout the region. Programs like the Sidewalk Ambassadors, holiday lighting, Downtown Marketing Initiative, Portland "Big Deal" and other activities help Portland's Central City retain its title as one of America's best places to live, work, shop and play.

Portland retail space provides consumers with tax-free shopping and many unique and exciting districts. The vital downtown area serves as the hub of retailing with major shopping centers conveniently located throughout the area. In downtown Portland, three major department stores (Macy's, Nordstrom and Saks Fifth Avenue) can be found within walking distance of each other. Downtown is also home to Pioneer Place, a large indoor shopping mall, as well as many other standalone national and local stores that fit every taste and budget.

Retail space in the Portland area presents an innovative opportunity for long term investment. Over the longer-term, demand growth for Portland retail space will continue. Many forecast that Downtown Portland has the potential for approximately $200 million in additional retail sales growth from 2005 to 2015. To realize this level of volume increase, new retail development in the 600,000 to 650,000 square foot size range will be required. Portland’s economy will continue to expand, providing a positive outlook for retail space in Portland even as the national economy slows.

The need for retail space development in Portland is a necessary one. It would take nearly two additional Washington Square malls to bring the Portland retail space up to the national average for shopping center space. Most of the new downtown retail space will be constructed at the lower levels of mixed-use projects with office, residential or hotel uses on the upper levels. Multi-level retail projects, similar to Pioneer Place I and II, could also be financially feasible.

Local civic and business leaders have long observed that Portland retail space has fewer shopping outlets than comparable cities. Based on the current population of the greater Portland area; Portland retail space needs 2.4 million additional square feet of shopping space just to catch up with the national average. Given the economic forecast for 2008 and 2009 surely this number will be reduced. As retailers begin to restructure to meet the demands of the economy, now be the perfect time to lease Portland retail space.
