The state of Rhode Island has a population of 1,048,319 residents, which makes it the 43rd most populated state. Rhode Island is considered the birthplace of the Industrial Revolution because Samuel Slater, in 1793, built the first water powered cotton mill. Nowadays, much of Rhode Island’s economy has moved away from industrial manufacturing, but now mainly relies on the service industries including healthcare and education. The gross state product in 2000 was $33 billion, which made the per capita income $29,685, 16th in the nation. This has made the commercial real estate market especially in Providence prosper. During the 2007 year, the central business district expanded 3% in the number of square feet available for lease, which has caused the vacancy rates in some districts to explode. For example in the Promenade area, after the addition of 339,000 square feet, vacancy rates exploded to 32%, which is double what it had been the previous year. Net absorption is also low because there is not enough demand for the supply that is being created. Overall, the Rhode Island commercial real estate market estate will take a couple of years to absorb completely.
