During the 2007 year, the central business district expanded 3% in the number of square feet available for lease, which has caused the vacancy rates in some districts to explode. For example in the Promenade area, after the addition of 339,000 square feet, vacancy rates exploded to 32%, which is double what it had been the previous year. Net absorption is also low because there is not enough demand for the supply that is being created. Overall, the Rhode Island commercial real estate market estate will take a couple of years to absorb completely.
