Houston Retail Space In-depth

The Houston retail space market is the 8th largest in the nation and sits among the top fifty fastest growing markets in the United States. Construction is underway on forty-six centers that will add an additional 11,940,526 square feet to the Houston retail space market and in 2006 nineteen centers totaling 2,284,645 square feet were completed.

Retailers are responding to new shopping trends with consumer amenities and specific target marketing. In an effort to return consumers to the traditional shopping experience, many stores offering internet shopping are now allowing customers to check product availability at specific store locations, order online and pick-up in-store to save on shipping costs. Grocery stores are also stepping up to the plate. Kroger is growing its Hispanic consumer base by redesigning some stores with upgraded features such as an in-store tortilleria, an expanded line of Latin products and a 75% bilingual Spanish staff. Businesses that want to attract the Hispanic consumer may want to consider expanding or opening their business with Houston retail space because of Houston’s location. While H-E-B launched its first Mi Tienda, a 63,000sf store created to give customers the feeling of crossing the border into a Mexican village.

Most of downtown Houston’s major infrastructure projects were completed in 2005, making downtown Houston a new, vibrant and easy to navigate place. Is your business looking for a location that provides excellent foot traffic? Downtown Houston retail space might be the right choice for you. Daytime and nighttime activities have increased pedestrian traffic along the major streets 12 to 18 hours during the day. Increasing visitation levels have improved the potential for Houston retail, eating and drinking sales to $570 million in 2011, according to a recent retail demand study conducted by Urban Marketing Collaborative (UMC). The majority, 59%, of the total sales potential will be for eating and drinking, increasing the need of retail space in Houston.

Today Houston retail space provides downtown visitors with access to almost 300 restaurants and clubs, and 2.45 million square feet of retail shops. There are many new retailers in downtown Houston. The greatest change has occurred in the Historic District. Since 1998, 34 new restaurants and bars have opened filling over 361,000 square feet of Houston retail space. Most of these operations are centered on Main Street between Texas Avenue and Franklin.

Citywide, retail occupancy as of third quarter 2006 settled at 85.52%. The lowest vacancy recorded was the inner loop at 9.64%, followed by 10.89% in the far northwest area, and 12.56% for the far southeast submarket. The Houston retail space market expects to see a considerable slowdown as the credit crunch and economic slowdown of 2009 impacts all retailers large and small. Houston retail space lease rates should drop considerably as a result, making now a great time to lease or possibly even purchase.
